The building at 70 W. Duval Mine Road is the same low six-screen theater just west of I-19 that sat dark after Desert Sky Cinema closed in 2025. The front looks different now. Tucson muralist Joe Pagac has been painting a 1,200-square-foot mural across it in a mix of Western and science-fiction imagery, and the Green Valley News reported him days away from finishing. When KGUN first previewed the design, Pagac described it as mostly black and white with red throughout, wrapped around the whole building so it can be seen from the interstate.
Inside, the theater is being rebuilt as RoadHouse Cinemas Sahuarita. RoadHouse's own hiring page estimates a mid-November 2026 opening. The bigger change for anyone who saw movies at Desert Sky is how few seats are left. Going to the movies here is turning into something you book ahead, and the rules at RoadHouse's Tucson location offer the clearest picture of what it will cost and who can come along.
RoadHouse kept the original footprint. During a Sept. 3 tour with Sahuarita Town Manager Shane Dille, the company told the group it had removed every other row of seats in each of the six auditoriums to fit recliners and side tables, according to the Green Valley News construction update. Each auditorium will seat 44 to 78 people.
Every recliner gets more room and table service, and the house gets less flexible. Co-owner Josh Snider described the screens to the paper this way:
"We'll do wall-to-wall screens almost all the way up to the ceiling so it'll be a lot better experience than it was before in here and with a new sound system."
New laser projectors were scheduled to arrive after that tour. When RoadHouse first announced the purchase, the Green Valley News listed the rest of the concept: chef-driven food, a full bar with local craft beers, RoadHouse's gourmet white popcorn, Keg Root Beer, gelato and push-button seat-side service.
RoadHouse sells reserved seating, so buyers pick specific seats when they purchase tickets. In an auditorium capped at 44 to 78 seats, a popular evening show can sell out well before showtime. The opening timing makes that likely. In May, Snider told KGUN the goal was to open in time for the holiday movies. So a smaller theater will be opening right into the busiest movie weeks of the year.
The date is still an estimate. In September, Snider told the Green Valley News he wasn't sure the theater would open before Thanksgiving, though "it'll be before the end of the year." The later hiring posting points to mid-November and says that depends on construction and other opening requirements. RoadHouse's website already lists RoadHouse Cinemas Sahuarita at 70 W. Duval Mine Rd., Sahuarita, AZ 85614, but its Sahuarita movies page has a "Now Playing" heading and no showtimes yet. Once showtimes are posted, that page is the one to watch.
Sahuarita hasn't published its own prices, discount days or age policy. The closest guide is the RoadHouse Tucson FAQ for the company's theater at 4811 E. Grant Road. The Sahuarita rules could differ. These are Tucson's current offers:
| Tucson offer | When it applies | Price |
|---|---|---|
| Wise Wednesday | Seniors 55+, Wednesday shows before 5 p.m. | $5.95 |
| $6 Dollar Tuesday | All shows, all day Tuesday | $6.50 |
| Early Bird Special | Any show before noon, seven days a week, excluding holidays | $7.45 |
The fine print ties back to seat count. The FAQ says a studio sometimes restricts discount days for a film's first two weeks, and if a major holiday such as Christmas Day lands on a Tuesday, holiday pricing replaces the discount. The new releases that will fill the smaller rooms in December are also the ones most likely to skip the Tuesday price. A weekday-afternoon show like Tucson's Wednesday senior matinee is the opposite case, cheaper and generally easier to book.
RoadHouse also has a loyalty perk built around clothing. In Tucson, wearing a Roadie Tee, sold at the box office for $26.95, gets free popcorn on every visit through the calendar year.
Tucson's age policy matters most for holiday outings with young children. These are the posted rules for Tucson and Scottsdale:
The Family Designated tag allows all ages at any time and appears only on G or PG films. Some PG films aimed at adults don't carry it, and the FAQ names Downton Abbey and Mrs. Harris Goes to Paris as examples. If Sahuarita follows the Tucson policy, a family with a 4-year-old will need to look for the icon on the listing before booking seats, and a 21-or-older adult needs to come along for any child.
When Desert Sky closed, KGUN reported that it left Sahuarita and Green Valley without a local movie theater and sent moviegoers nearly 30 miles north to Tucson. In the same report, Mayor Tom Murphy cited data from the town's economic development app: "over 10,000 people from our area are driving to Tucson each month to visit theaters like Harkins and Roadhouse."
That number helped bring RoadHouse to the Valle Verde Center. The Green Valley News reported that RoadHouse partners Scott Cassell, Josh Snider and Roger Badenhuizen, along with center owner Gary Heinfeld, agreed to buy the building. They planned to spend about $1.5 million remodeling it. On June 22, 2026, the Sahuarita Mayor and Council adopted Resolution 2026-0879, an incentive agreement with RoadHouse Green Valley, LLC. The staff report caps the incentive at $142,138.35. That includes up to $37,957 in construction transaction-privilege-tax reimbursement, $100,000 in façade-improvement reimbursement and $4,181.35 in building-permit-fee credits. The façade money is the part you can see from I-19.
This is a smaller start than RoadHouse has in Tucson. The Grant Road location sits next to Roadies, which has bowling, arcade games, axe throwing, laser tag and live music. Snider told the Green Valley News that private screening rooms or something like Roadies could come to Sahuarita someday, adding, "We'll have to see how this one goes." For now, the Sahuarita theater is six rooms of recliners.
The first public event at the new theater is a hiring fair, not a screening. RoadHouse is holding it Friday, Oct. 23, and Saturday, Oct. 24, at 70 W. Duval Mine Rd. to build its opening team. The company asks people to apply in advance and says it will share fair details with applicants. Its recruiting site lists Sahuarita openings for servers, bartenders, expediters, line cooks and a lead line cook. The server posting still estimates a mid-November opening.
